IJM Land has launched new homes in Sierra Hijauan, with prices starting at RM1.15mil

Sierra Hijauan, a resort-style luxury development in Sierra Ukay, Ampang, has been selling successfully despite its high price tag since it offers a unique living experience and a nice respite from the frantic city life, among other things.

IJM Land launched the development in Sierra Ukay, which is one of the most opulent landed addresses in Ampang, nestled among the foothills of the Ampang Forest Reserve, about three years ago.

A total of 310 landed residences will be built on the 13.3 hectare complex, which will include a clubhouse. With the launch of Phase 2D around two weeks ago, it is halfway developed and one step closer to completion.

Phase 2D is a high-end development that includes 80 two-story link villas.

By August 2024, this phase will be completed.

With a gross development value (GDV) of RM105.96 million, this will be the premium and low-density development to look out for by increasing and generational families looking for a more spacious home.

This phase consists of three different link villa layouts - 22' x 65' (2,178 sq ft, four beds, and three baths); 22' x 75' (2,383 sq ft, four beds, and four baths); and 22' x 80' (2,525 sq ft, four plus one beds and four baths).

These units are priced between RM1,148,800 and RM1,675,800, according to IJM Land senior general manager (central area) Datuk Hoo Kim See.

The Home Ownership Campaign, according to Hoo, will benefit Phase 2D homebuyers (HOC 2020-2021).

Homebuyers can take advantage of free sale and purchase agreement legal expenses, loan agreement legal fees, loan stamp duty, and disbursement as part of this promotion, as well as savings on stamp duty for Memorandum of Transfer, he said.

Sierra Hijauan, according to Hoo, is the response to the district's scarcity of freshly created gated and guarded communities, which is densely packed with high-rise constructions.

"Sierra Hijauan has the edge in balancing a sought-after lifestyle by offering the best of lush nature and the vibrant city highlights. Despite the challenging market outlook in the past 17 months due to the pandemic, the encouraging take-up rate for Sierra Hijauan has proved our belief that there is still a thriving demand for luxury homes that provide quality indoor and outdoor spaces, especially among the affluent families looking for an upgrade," he said.

According to him, Sierra Hijauan's Phase 2C, which debuted in May 2021, has sold 75 percent of its 50 apartments.

This phase has a GDV of RM71.2 million and includes two-story link villas, three-story semi-detached residences, and three-story bungalows with built-ups ranging from 2,178 to 4,984 sq ft with prices starting at RM1.12 million.

The homes in Sierra Hijauan are inspired by natural architecture and gardening, and are designed to permeate the natural surroundings while maintaining the affluence that Sierra Hijauan offers, said Hoo.

"Potential Sierra Hijauan homeowners may look forward to living a day-to-day life surrounded by nature. This helps cultivate a healthy lifestyle while taking advantage of sufficient possibilities to revitalise the mind, body, and spirit," he said.

Residents can enjoy more than 20 facilities and amenities in addition to their new home for a stress-free and comfortable living.

A swimming pool, a jogging track, a children's playground, an outdoor exercise centre, and other amenities are offered to residents.

The meditation deck, nature trail, and yoga area are also available to residents.

Sierra Hijauan's most notable feature, according to Hoo, is the exclusive clubhouse, which includes a gymnasium, a games area, and a function room.
